It's Time To Restore Our Community's Beauty!
COMMUNITY GUIDELINES & COMPLIANCE - COMMON ISSUES:
Trash & Recycling Containers
Please remove trash and recycling containers from curbs and sidewalks within 12 hours after collection to avoid creating a community nuisance and neighbor complaint(s). Trash containers must be kept out of street view when not in use. Acceptable storage (hidden) locations include:

Behind a fence;
-
Inside the garage;
-
Behind an ACC*approved screen or cover;
Bulk items may not be placed on the curb unless a scheduled pickup has been arranged.
Resident & Guest Parking
- Residents should use their driveway as the primary parking location whenever possible as a courtesy to neighbors. Overnight parking on the street is prohibited for both residents and guests. Overnight or late night guests must park in:

Driveways, or
-
Designated guest/common parking areas.
- Vehicles parked in violation of community covenants or bylaws may be subject to towing. All vehicles within the community must be operable and have current registration - this community is not a junk yard.
- Boats, trailers, and similar vehicles are not allowed to be parked in residential driveways, either temporarily or permanently per covenants.
Animals & Pets
Structures used for the care, housing, or confinement of animals or birds shall not be maintained must not be visible from adjacent properties or public streets.

Pets must be kept on a leash at all times when outdoors.

Animal breeding, abuse, or neglect is strictly prohibited.

Please be considerate of neighbors by controlling excessive barking.

Pet owners must clean up after their pets.
Recreational Equipment
- Portable basketball goals, above-ground pools, trampolines, swing sets, and similar equipment are not permitted in front yards or driveways.

If placed in backyards, they must:

Not be located in open areas
-
Not be visible from the street or greenbelt
-
- Recreational equipment may not be permanently attached or installed without written approval from the ACC*.
- Homeowners may be legally responsible for injuries related to accessible recreational equipment on their property.
Yard Maintenance
- Damaged or unsafe fences (such as leaning fences, wood rot, or missing sections) must be repaired or replaced promptly with ACC approval - this is a homeowner liability.
- Please maintain clean, well-kept yards and open areas.
The following are not permitted under community covenants:

Excessive weeds or overgrowth

Yard debris or junk
-
Dead plants
-
Patchy or dead grass
-
Trees should be trimmed to maintain clearance for safety and liability:

14 feet above streets
-
7 feet above sidewalks
-
Community Appearance & Nuisances
To maintain the quality and appearance of the community:
-
Operating a business from a residence/lot is not permitted - it violates HOA covenants.
-
Broken or fogged windows should not be visible from the street. Replace damaged blinds or unsightly window coverings visible from the street to avoid community nuisance.

Broken or severely cracked driveways should be repaired promptly to uphold community standards.

Remove dead plants, trees, and excessive yard décor - violations are nuisance or standards.

Repair or replace broken exterior light fixtures to uphold community standards and values.
-
Window A/C units should not be visible from the street - this is nuisance and affects home values.
-
Central A/C units visible from the street should be screened or appropriately covered.
-
Exterior painting requires written approval from the ACC*.
-
Seasonal decorations, including holiday lights, should be removed within two weeks after the holiday - this creates community nuisance.
*ACC – Architectural Control Committee
All community standards are subject to the HOA covenants and will be enforced as necessary to maintain the safety, appearance, harmony, and quality of the neighborhood. HOA compliance and violation fines may be enforced at any time in compliance with Texas Property Code.
RESIDENT DECALS
SECURITY GUARDS WILL STOP ALL VEHICLES AT GATE ENTRANCES WITHOUT A DECAL FOR THE PURPOSE OF SECURITY FOR ALL RESIDENTS.
NO DECAL = SUBJECT TO TOW ENFORCEMENT PER COMMUNITY RULES
-> IF PARKED IN NO PARKING ZONES, ON STREET, OR BLOCKING, ETC.
